How EMI Is Calculated

An Equated Monthly Instalment (EMI) is the fixed amount you pay your lender every month until the loan is cleared. Each EMI has two parts: interest on the outstanding balance and a repayment of principal. In the early years most of the EMI goes to interest; over time the principal share grows.

The standard reducing-balance formula is EMI = P × r × (1 + r)n / ((1 + r)n − 1), where P is the loan amount, r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of months.

Worked example

For a loan of ₹50,00,000 at 8.5% a year over 20 years (240 months), the monthly EMI is about ₹43,391. Over the full term you would pay roughly ₹1,04,13,879 in total, of which about ₹54,13,879 is interest. These are example figures only. Change the inputs above to see your own numbers.

Typical loan types

Ways to lower your total interest

Choose the shortest tenure whose EMI you can comfortably afford, make a larger down payment, compare offers from several lenders, and use part-prepayments whenever you have spare cash. Try the part-prepayment box on this page to see the effect of even a small monthly extra amount.

This calculator gives an estimate based on the reducing-balance method. Actual figures from your lender may differ because of processing fees, insurance, rounding and rate changes on floating-rate loans. Always check the sanction letter and repayment schedule from your bank.

Frequently Asked Questions (FAQ)

How is EMI calculated?
EMI = P × r × (1+r)^n / ((1+r)^n − 1), with P the loan amount, r the monthly interest rate and n the number of monthly instalments.
Does a longer tenure reduce my EMI?
Yes, a longer tenure lowers the monthly EMI, but you pay interest for more months, so total interest is higher. A shorter tenure raises the EMI but cuts total interest.
How does part-prepayment help?
Extra payments go straight to principal, so later interest is charged on a smaller balance. This shortens the loan and can save a large amount of interest.
Is this EMI calculator accurate for my bank?
It uses the standard reducing-balance method used by most banks. Your lender's figure can differ slightly because of rounding, fees, insurance, or a floating rate that changes over time.
Is my data stored?
No. All calculations run in your browser. The amounts you enter are never sent to or stored on our servers.
